Cheapie 1 bed apartment in Culcheth




On my Rightmove travels this morning, I noticed this little 1 bed apartment. It is a nice example, nothing too fancy, but it looks to be nicely presented. This area is very popular with tenants as it's not too far from the town centre and also has easy access to main road links as well. 

It's on the market for £50,000, which doesn't seem too unreasonable and I would expect to be able to achieve in the region of £375 pcm rent. I would put update the kitchen and whilst at it just give the place a neutral decor, should be no more than £2000 for that. Based on these figures alone, you could be looking at an annual yield of 8.6%.

Monday deal of the day in Warrington with a 6% return!



Back in after the weekend and after logging on to Rightmove this morning, I spotted this property that has come on to the market in the last couple of days. 

The House is very well presented and looks as though it is ready to go, which is great and with an asking price of £97,450, it's cheap as chips, although I reckon there's got to be a deal that can be done. Due to the prices of property that recently sold in the area, it think this could possibly go for me near the £90K marker. 


Even basing it on the asking price though, the return you could get would be 6%. This would rent in the region of £495 pcm, especially given it's condition. (check out the link for full details)

Super Sankey Deal



Good Morning everybody, I hope you all have something interesting planned for the weekend.


I thought I'd finish the working week with a property deal that may be quite interesting for you.


This lovely three bedroom semi detached is on Cleveleys Road, Great Sankey, quite popular with renters as they offer good size properties at a reasonable rate. On the market with new-way homes for £119,000, I reckon it will need a touch up on the decor front, i would consider neutralizing putting laminate throughout but that's not going to cost mega money (£2500).


We rented a very similar house in this area for £650 pcm. Working these figures out, you are looking at a very tasty 6.3% yield on your investment.

Capital growth! Look at this property!




Buy to let is about capital growth as well as yield.

Have a look at this property in Warrington town right opposite Sainsbury’s. On the Market for £165k, considering in 2006 it went for £206k, the property has dropped by around £40k. This is ideal for an investor who is looking at the long game, as what you are buying here is equity. 

So this 4 bedroom house only needs a lick of paint and minor decorating so I'd say around £1500 tops on getting to a let, now this would rent all day long at £800 PCM. This brings in a yield of 5.8%, what if I told you that it could bring in a yield of 10%!

The property is in a great location to multi let. Converting this property to a HMO would be a strategy to increase the yield. After making a few phone calls and viewing the property iv worked out that there's not much cost to convert this to a 5 bedroom HMO (approximately £2500). Rooms would let for around £90 PW this would bring in £2000 pcm minus £500 for bills/council tax/internet etc... That’s where you can achieve 10.7% yield as well.

Padgate Buy To Let Deal - 7.8% Yield!



Check this out! I was doing my daily trawl through RightMove and I came across the details for this lovely looking buy to let option. 

On the market for £68,950 (repo so could go for less), this would rent all day long for around £475 pcm. This would give you a yield in the region of 7.8%. If you managed to get it slightly cheaper as well, all the better! It will need a lick of paint to freshen it up, some decorating a new kitchen and possibly a new bathroom, I estimate around £4k on getting it to a let standard.  I wouldn't hang around though, this sort of property will get snapped up really quickly.

Great Buy To Let offer in Warrington



Good Afternoon, welcome to the start of the working week!


Just had a quick look through Rightmove and this property caught my eye. It's a 2 bedroom terraced, which is always popular, it's going to need some work doing to it id say about £15K to get it ready to rent. On the market for £55k, which is a good price as similar houses on that street have sold for £85k plus. This would rent in the region of £495 pcm, therefore producing a yield of 8.5%, if bought at asking price. If you manage to get a bit of money off, then even better!
